Description:  Beech trees, about 40 years old, dominate the level broadleaved woodland on an ancient woodland site. There is also a small area of younger conifer, larch with pine, about 9 years old. Both areas are growing well on the fertile soils.  Towards the rear of the woodland there is an area of sweet chestnut, sycamore with beech and small shrubs including hazel. A perfect woodland which is clear enough for enjoying woodland activities. Firewood could be taken by gradual thinning of a few of the beech to allow the remainder to thicken up.  Light thinning of some of the conifer, perhaps to favour the larch, to allow more light in would be both beneficial and fun.

To the east the wood overlooks open farmland,  the other three sides are adjacent to woodland. The woodland is secluded and off a quiet county lane, yet near enough to the M1 and A1 to give good access.

Designations: Technically it's a PAWS (plantation of beech on an ancient woodland site).

Boundaries:    to the north the centre of the track, marked by orange stakes;  to the east the dry stone wall;  to the south the woodland on the oter side of the open track (indicated by square stakes);  to the west the edge of the wood inside the overgrown track (also shown with square stakes).

Sporting and mineral rights: are included with the land.
