Description

A rare opportunity to purchase a beautiful mid Sussex woodland in a convenient location. Anchor Wood has good access via Ham Lane, is tucked away behind the village of Scaynes Hill and is quiet and secluded. Its classification as semi-natural ancient woodland (SNAW) and a plantation on ancient woodland site (PAWS) (click here for map and description) is testament to its quality. It is therefore considered of high wildlife value: roe and fallow deer frequent and there is a good bird population in the canopy.
There was some windblow in the 1987 gales and this was cleared about 15 years ago and has been followed by natural regeneration and regrowth of ash, birch, hazel, hornbeam, sweet chestnut, willow etc now at over 20' is quite thick and ready for some light thinning. This regrowth makes the woodland feel very private.
To the south there is an old clay pit and in the lower parts an extensive pond, ready for some opening up and cleaning to make a very desirable addition. The overflow from this joins the small seasonal stream to the south.
A sight of the google aerial photo shows the mature oak, ash, cherry, sweet chestnut, hornbeam and occasional yew and holly round the boundaries and distributed throughout while the younger growth forms the bulk of the woodland.
The paths are overgrown but could easily be cleared to improve internal access. There is a tree preservation order on the trees along the northern boundary, behind the houses. There is a public footpath along a sunken track just outside the boundary along the eastern side. At the north of the wood there is an old entrance onto this track.

  • From Haywards Heath and the west follow the A272 and
  • immediately entering Scaynes Hill past the 30 MPH sign turn right into Ham Lane.
  • Take the left fork after 200 yards the woodland is accessed through the two metal gates in the sharp hand left bend.

 or 

  • From North Chailey and the east follow the A272 through Scaynes Hill village past the Millennium Village Centre on the right,
  • travel another 100 yards and just before the 50MPH sign turn left into Ham Lane.
  • Take the left fork after 200 yards the woodland is accessed through the two metal gates in the sharp hand left bend.
