Pleasant Devon woodland of larch and Norway spruce with beech, ash, oak as well as southern beech (northofagus). Under the woodland canopy there is an abundance of bluebells and an array of other wildflowers. There are a number of species of butterfly, including fritillaries. Badger and deer roam the woods. The approach is through a farm track providing good access to the woodland.

Surrounded by woods and meadows on three sides, the woodland slopes down to the A30 on its northern side. There is a clearing with turning space at the woodland entrance and there is a good track running along the top.

It's set in the Blackdown Hill AONB and is near the beautiful Jurassic Coastal towns of Budleigh Salterton, Sidmouth, Seaton and Lyme Regis, Honiton is about ten minutes drive away and Exeter is only another twenty minutes further on providing great access to the West country. This woodland for sale is a good base for camping and exploring such a beautiful area.

Directions

  • From Exeter take the A30 East towards Honiton.
  • After Honiton look for signs to Monkton on the right but stay on the A30 until you pass through the edge of Monkton.
  • Look out for a sign to Monkton village centre but stay on the A30 until you see Aplin's Farm on your left and, immediately opposite, a narrow lane on your right.
  • Take this right turn and follow the lane uphill (the lane turns sharp right and sharp left) until you reach a small crossroads.
  • Turn Left and follow the lane for about a mile.
  • Go past a farm on your left, past Westwood farm on your right and the entrance to Bowood Farm also on your right.
  • The entrance to the track is on your left opposite a gravelly passing/parking space in the lane. Either park here and walk up the track or drive up the track, turn right about halfway along until you see the entrance to the wood on your left; a red metal gate with a post and rail fence to the left of it. Go through the gate and you will see the blue markers to your right.
  • From the Ilminster direction, you will see the "Woodlands for Sale" sign on the A30 in a cutting and the lane opposite Aplin's Farm is the first on the left after the Woodland for sale sign.
