Diana Wood guide price is £48,000            Canonbrook Wood guide price is £41,000 - SOLD

Diana & Canonbrook Woods are vibrant mixed woodlands with ground flora full of interest. In the winter and early spring the open canopy allows light onto the woodland floor nurturing the varied flowers such as dog's mercury, violets and primroses. The scent of wild mint is stirred when you brush past. In the summer the canopy gives cool shade; ideal for camping and family adventures alongside forestry projects.

They are perfect family woodlands - existing clearings for camping; an interesting topography and many nooks and crannies to explore and play hide and seek or perhaps to build a den; a wide variety of tree species that are ideal for forestry projects.

The woodland has beautiful views over neighbouring fields and has a natural spring running through its spine giving a water supply and a pleasant feature. There is good potential for pond creation.

The nearby village of Yeoford has a station on the Exeter to Barnstaple railway which makes it possible to bring your bicycle and cycle the 3 miles to Diana & Canonbrook Wood. Yeoford train station has a glorious history and used to be one of the largest and most thriving stations in the area due partly to a now defunct sawmill in the village.

There is a mangement plan for the woods, details on request, this can be handed to a new owner but they woud not be commited to its terms.

Boundaries   On the east it is 3 metres from the centre of the track, to the west there is a bank adjoining the fields and the east-west lines are marked by free-standing posts.

Access  The shared track from the road up to the woods has recently been stoned and is hard and all-weather. There is a full right of way, in perpetuity with maintenance according to use made.

Covenant  There is a covenant on the wood designed to ensure the quiet and peaceful enjoyment of this and adjoining woodlands, click HERE to read and download.

Viewing: You are welcome to visit this wood by yourself, but please ensure that you have a copy of these sales details with you - many of our woodlands do not have mobile phone reception or internet access so we recommend either printing the details or downloading them to your phone/tablet/laptop. Please take care when viewing as the great outdoors can contain unexpected hazards and woodlands are no exception.
