Chaucer Wood - £42,500, is an excellent opportunity for anyone looking at finding an easy to manage compact woodland with good access. The woodland is mature classical chestnut coppice with a good mix of oak and silver birch.

The Chestnut coppice offers owners a great resource. In winter the nuts make a woodland treat slowly roasted on an open wood fire. Special chestnut pans can be bought otherwise a large old frying pan works well. The timber from the chestnut coppice not only makes easy to split logs, perfect for wood burners but also makes some of the longest lasting fencing and can be used for building round wood buildings. The oaks now reaching maturity are mainly found on the lane side of the wood. They, along with the patches of bluebells are a good indicator that the woodland is ancient.

With several small glades which are ideal for camping, this wood has the advantage of being on level ground. Chaucer Wood is perfect for family forestry.

Pickwick Wood - £55,000   The woodland is made up mainly of mature sweet chestnut which has grown on from originally being coppiced, whilst oak and silver birch add to the variety. The crop of chestnuts each year is impressive and will keep an active forager busy during the early winter months. Sweet chestnuts can be roasted on a fire in the wood or in your oven at home and eaten or used for a wide range of meals.

Areas of bramble give plenty of cover for the resident muntjac deer and buzzards are regularly seen circling the woodland.

The woodlands are easily found and accessed being close to the A12.

Because the woodlands are so special they are covered by a TPO (a tree preservation order) and are also protected by the local authority article 4. This simply protects the woodland and does not prevent woodland management - free guidance is available from the Forestry Commission and other organisations.

Access    is off Monument Farm Road, a public highway, through a locked gate. Keys will be provided on completion.

Boundaries    both woods have frontage to Monument Farm Road. The other boundaries are at the tracksides. The dividing line between the two woods is marked with posts.
