Sallow Meadow is a large tranquil meadow with private fishing from the banks of the River Yare.

Nestled beside the River on the Norfolk Broads  it is home to a host of wildlife from flocks of wildfowl to the elusive Chinese water deer. The reed fringe is a particularly good habitat for small song birds. This is an area of remarkable natural beauty and protected from development by The Broads Authority, it offers owners both accessibility and solitude.

Fishing can be enjoyed from the private river bank.  The meadow is dotted with pockets of willow and two sides are flanked by thick areas of  mainly of willow and alder. All of this gives plenty of cover and ensures that the meadow has a high level of privacy. Dykes have been cleaned out and help drain the meadow and run around its boundaries.

At the southern end of the meadow a steep bank protects the meadow from the river and owners will have access to an area of private river bank for activities such as fishing and boating.

During the summer months it would be hard to find a better place to picnic or spend some time away from the hustle and bustle of modern life. Because this is a special area it is protected as part of The Broads. This does give a new owner the satisfaction of knowing that they will be a guardian of part of our national heritage.

Camping /mooring a boat   You would be able to camp and moor a boat without consent for up to 28 days a year. Further information can be obtained from The Broads Authority. 

Boundary  The boundaries are: the centre of the dyke on the northern boundary, the near edge of the dyke on the eastern and southern boundaries and at the riverside the boundary is the edge of the river.

Access    From the gate by public highway a track suitable for vehicles runs all the way to Sallow Meadow.

Covenant  There is a covenant, click here to read, on the woodland designed to ensure the quiet and peaceful enjoyment of this and adjoining woodland.

Please note, none of these woods are suitable for residential development, other uses such as summer camping may well be suitable.

Directions

The meadow is located between Brundall and Postwick, about 1 mile east of Norwich not far from the junction of the A47 Norwich ring road and the A1042.

Click here for Bing Maps Directions enter your own postcode, the route will take you to the main entrance gate, but parking is best either by the crossroads or at the bottom of the road leading down to the river. Please do not block the wood/meadows entrance. 

Satnav: the postcode NR13 5HL is for the point shown by the red dot on the location map.

  • Take the exit signposted Postwick. About 100 metres on the right, after the bus stop, is a turning to the right into Oaks Lane, again signposted Postwick.
  • Follow this road under the railway bridge and past the telephone box on the right, signposted Marshes.
  • Then take the next left into Leeder Road and go up the hill past the church.
  • Follow this road for ½ mile until you reach the junction with Ferry Lane.
  • A Woodlands.co.uk sign is directly in front of you at this junction. Travel down Ferry Lane for approximately 100 metres.
  • Park either at the junction or by the small litter bin next to the gate - please do not block any road or access.
  • On your right there is a 5 bar wooden gate with forests.co.uk sign. You will need to carefully climb over this gate, as it is locked and follow the track directly in front of you down the side of the tall poplar wood.
  • The track bends to the left and you arrive in open meadow. Carry on towards the river you will find Sallow Meadow on your left beside the river.
