In a peaceful forest, Coates Wood is a small, mixed woodland with an attractive timber equipment store, on level ground with good access and a carpet of bluebells.
A sunny clearing contains the attractive forest equipment store (with permitted development consent), solidly constructed from oak and larch. The building is 8 x 6m, plus a practical covered veranda. This structure has permitted development consent for forestry use, and benefits from a wood burning stove and full natural sheepswool insulation. To the rear is a 600 litre water tank fed by rainwater which is pumped, filtered and piped to the sink tap.
The glade would be a great spot for occasional family camping, or base for woodland operations, surrounded by a number of heritage fruit trees, such as medlar, quince, damson, gage and crab apple, planted by the previous owner and establishing well. To the north of the glade, there is also a small wooden shed, a small caravan, and a bench is situated for soaking in the scenery.
Coates Wood is planted with, now mature, Scots pine but also contains a good number of beech, oak and coppiced hazel trees. Other species are mixed through too, probably self-seeded rather than planted, such as sycamore, goat willow and birch. Two sides of the wood are bordered by further woodland of a similar character and two sides are formed by tracks. Along the north-western edge, there is a fringe of younger birch and hemlock trees that give good privacy as well as cover for wildlife.
The majority of the wood is carpeted with a stunning display of bluebells in late Spring, as well as ferns and honeysuckle and the whole wood is filled with birdsong.
A sound stone track, with verges full of wildflowers such as primroses and bugle, leads to the entrance of Coates Wood. Here there is space for parking a vehicle off the track or stacking timber.

The wood is classed as a planted ancient woodland or PAWS meaning there has been a wood on this site for at least 400 years. In the decades after the Second World War, many woods, including this one, were planted with conifers and the new owner might like to begin to gradually restore the wood to a more native broadleaf tree mix.
Local Area and History:
Coates Wood takes its name from the Coates family who owned the Halls in the neighbouring merged villages of Brafferton & Helperby. Situated on the eastern bank of the River Swale, the location has been an important strategic crossing point for centuries. In the centre of the village is a block of buildings erected in 1873, by the late James Coates esq. (d. 1905), comprising of a reading room, institute, a cottage hospital and four almshouses for widows. In addition an attractive fountain was erected in 1897 at a cost of £400 to commemorate the Diamond Jubilee of Queen Victoria.

From the A1
- Exit the A1 at junction 48 and follow signs Ripon and Dishforth on to the A 6055
- At the next roundabout take the third exit on to Roecliffe Lane.
- Follow this road until you give way at a T junction and then turn left.
- Continue over the river and at the canal bridge roundabout take the second exit.
- Take the first right turn to Milby.
- Continue on this road until required to give way at a T junction and then turn right over Thornton bridge.
- Continue along this road into Brafferton and at the give way T junction turn left.
- Follow West Moor Road for about 1 mile until you reach the Woodlands for Sale sign on the left.
From York via the A19:-
- Just after the Easingwold roundabout take the left turn signed for Raskelf / Tholthorpe / Helperby
- Follow the road into Raskelf and at the cross roads in the centre of Raskelf turn right on to West Moor Road.
- Follow West Moor Road until you reach the Woodlands for Sale sign on your right.
Please park near to our gate but please do leave it clear for access.
- Climb the gate and walk along the access track for about 300 metres. Where the track forks, after the huts near the entrance, take the left fork and follow the main track round a right hand bend, continue straight on to the for about 500m and take the stoned track that is off to the left. Coates Wood is the first wood on your right, the entrance is about 30m along the track.
