Broadwood is a beautiful, native broadleaf woodland located within a larger woodland some 5 miles to the east of Ayr in the midst of rolling agricultural land.
Broadwood is a very attractive, predominantly mature deciduous woodland. Fertile soils have encouraged a diversity of species to establish, with oak, sycamore, cherry, beech, birch, willow and ash all in abundance. An understory layer of young birch, hazel, holly and rowan add diversity and additional habitat beneath the main canopy. Ground vegetation of wild garlic and bluebells suggests the woodland is ancient in origin and able to support a rich and complex ecosystem. Native flora and fauna are flourishing within the woodland and include mosses, ferns and wild raspberry and strawberry. A network of discrete paths makes exploration and passage through the wood a pleasant, easy experience. Small drainage channels cross the wood and carry enough water to encourage damp-loving flora to thrive and provide habitat for native amphibians.
FEATURES: The woodland contains a variety of structures installed by the current owner. Two sheds: A small one near the hardstanding and a larger one suitable for secure tool storage further into the wood. A small caravan with decking and awning suitable for camping and shelter. A well-made small cabin which, with minor improvements, would also be ideal for an overnight stay in the woods. A lovely egg-shaped woven structure with adjacent fire area. A small compost toilet. The two metal sheds near the hardstanding are available by negotiation separately.
EXCLUSIONS: All machinery and equipment in the wood will be removed before completion, as will the stacks of milled timber. The various stacks of timber firewood throughout the wood are included in the sale and will be left.
BOUNDARIES: Boundaries are predominantly made up of stock fencing, which will be maintained at joint mutual expense where the woodland borders neighbouring proprietors. The internal boundary is marked by blue, painted-top posts and blue markings on trees.

ACCESS: Access is via a quiet minor road that skirts the village of Coylton. A well-made stone track leads from the entrance gate down into the wood and a large hardstanding suitable for parking, turning or even as a timber stacking area.

VIEWING: Viewing is possible at any time during daylight hours so long as potential purchasers have a set of these sale particulars (on a smartphone is fine). For your own personal safety, please be aware of potential hazards within the woodland when viewing.

- Broadwood is located about 5 miles east of Ayr, close to the village of Coylton.
- From the Ayr ring road (A77), take the A70 east signposted Edinburgh and Cumnock.
- Pass through the village of Coylton and turn left on the B742 signposted Annbank
- After 0.7 miles, turn left, before the bridge over the Water of Coyle, onto a minor road.
- After 0.7 miles, you will see the gated entrance to the wood on the right.
- Park safely off the road and continue down the track, the entrance to the wood is well marked on the right-hand side.
