Bearswood Common offers a chance to buy a small natural woodland area in the northern end of the Malvern Hills. It is populated primarily with a variety of species of broadleaf trees, with mature trees interspersed with overstood coppice. There are areas of bracken which could be infilled with planting of new trees, or left to continue as clearings in the wood. Areas of the wood, particularly near the entrance gate, carry a dense covering of wild garlic in the spring.

Access: access to the woodland is over an unclassified road that serves a number of houses, and terminates at Bearswood Farm a short distance beyond the wood.  There is vehicular access directly into the wood over a grassy track (see photo 14) leading to an entrance gate, that is not as steep as it looks at first sight, and could be levelled a bit to make access even easier. This track is part of the wood. The track then runs the entire length of the wood, providing easy access to all areas.

Boundaries:  the boundaries adjoining the road on the western side, and the track on the eastern side are fenced. The boundaries with adjoining land at the southern end of the wood are also fenced (and marked on the attached wood map).  The northern boundary is not fenced, but is marked with green paint on trees.

National Landscape: The wood is within the Malvern Hills National Landscape (or Area of Outstanding Natural Beauty, as it used to be known).

Sporting rights: Included.  The current owners intend to apply a 'no shooting' covenant, with the wording to be agreed during the sale.

Mineral rights: Included.

Public access: there are no public footpaths in the wood. The land is designated as common land however, which gives the public right of access on foot, but not with vehicles, bikes, or horses. Adjoining common land uphill from the wood for sale, and Coney Cuthill Common to the south, tend to be used more often, and there is easier parking for Coney Cuthill Common.

Local area: the wood is only 5 miles from Great Malvern, 10 miles from Worcester and 16 miles from Junction 7 of the M5. The Night Owl Brewery is in Storridge, two miles away, and the Red Lion Inn, just over a mile from the wood, is worth a visit.

Please take care when viewing as the great outdoors can contain unexpected hazards and woodlands are no exception.

PARKING WHEN VIEWING: please do not block access to nearby houses and fields.  As an owner you would park in the wood, but when viewing there is an area of roadside verge designated for parking (see wood map) towards the northern end of the wood. There is a pedestrian gate into the wood next to this area.

From the M5, Junction 7, take the A44 towards Worcester and Evesham

Turn left at the first roundabout onto the A4440 Malvern, Hereford, Leominster

Stay on the A4440 for 5 miles, then turn left onto the A4103 Hereford

Stay on the A4103 for 7 miles, then just after Millbank Garage/AllTrack 4x4, take the right turn signposted Suckley 3 miles.

After just over half a mile, take a right fork signposted Bearswood

Follow this road for a third of a mile, and after passing Bearswood Cottage, The Gate House, and Refields, the parking area for the wood will be on your left with a "Forests Visitor Space" sign. Park here and enter the wood through the pedestrian gate the other side of the road.

Alternatively, the entrance track for the wood is opposite "The Gate House".
