: Coed Ger-y-Llyn is a mixed wood, part of the larger Mynydd Brith woodland. It was a largely spruce plantation, part of which was clear-felled more than 15 years ago. This clear felling has allowed the natural re-growth of several species of broadleaf including oak, ash, rowan, birch, holly, alder, and willow, leaving Coed Ger-y-Llyn about one third conifer, two thirds broadleaf. There is a reasonable amount of ground vegetation consisting of bramble (mostly fairly sparse), gorse, rushes, willow herb and various grasses, ferns and mosses, but most of the wood is easy to walk around.

Coed Ger-y-Llyn is a young woodland of great promise and the broadleaf areas will regenerate into an interesting and diverse woodland with the added interest of some wetland habitat. The spruce can be maintained, or replaced with broadleaves, as is happening with some of the other nearby woodland.

The flora and fauna of this habitat could be supported with suitable management, and an ecological survey conducted over various areas of Mynydd Brith in 2009, including the adjacent woodland area known as Bronant Lake, contains management recommendations. This would see its native sphagnum, and other mosses and ferns supported, amongst other flora. The survey also found evidence of water voles at nearby Bronant Lake.

Access: The access is good, consisting of a hard all-weather track leading from the main entrance to Mynydd Brith, through the surrounding woodland, to the entrance of Coed Ger-y-Llyn itself, where there is a gateway into the woodland.

Boundaries: The western boundary, and part of the north-eastern boundary, is fenced from adjoining farmland. The remainder of the boundaries are marked by stakes, further indicated by white paint on stakes, fence posts and trees.

Sporting rights: Included in the sale

Mineral rights: Included in the sale

Covenant: in common with the neighbouring woodlands, there is a covenant designed to ensure that all can have quiet and peaceful enjoyment of their woodland.

Public footpaths:  there are no public footpaths in or near Coed Ger-y-Llyn. There is a public access agreement with Ceredigion Council on the whole of Mynydd Brith woodland, but this seems to be very little used or known about.

Local area: The woodland is located close to the small village of Bronnant, and only a few miles from the market town of Tregaron, with local amenities. The lively seaside town of Aberystwyth is within a 30 minute drive as well as Cardigan Bay (a Special Area of Conservation) a stretch of coastline protected due to its marine inhabitants, including bottlenose dolphins. The Llyn Eiddwen National Nature Reserves, and Cors Caron (the Red Bog) are within about five miles of Coed Ger-y-Llyn.

VIEWING: You are welcome to visit this wood by yourself.  Please ensure that you have a copy of these sales details with you: we recommend either printing the details or downloading them to your phone/tablet/laptop before you go, rather than relying on getting a mobile signal when you get there. Please take care when viewing as the great outdoors can contain unexpected hazards and woodlands are no exception.
