Coed Wern Uchaf is a mixed broadleaf woodland with a wide variety of tree species. It is a wood of two halves: just over half is reasonably mature trees; the canopy is sufficiently complete that there is very little undergrowth, and it is easy to walk around. Just under half is underneath the power lines, and here there is much younger broadleaf tree natural regen. This is much more dense, but a new owner would be free to cut paths or clearings in this area if they wish. A stream that runs through a deep, steep-sided ravine marks most of the northern boundary that separates it from Coed Wern Isaf. Just to the right of the main entrance gate there is a small area of coniferous woodland.
Adjoining land: Coed Wern Uchaf and Coed Wern isaf are available separately, or can be bought together.
Boundaries: The western and south-eastern boundaries are fenced from adjoining farmland. The first 75 metres of the northern boundary runs down the middle of the main access track, and then for a further 60 metres follows the south-eastern edge of the track. The remainder of the northern boundary is a stream that runs through a steep-sided ravine. Please note: the boundary between Coed Wern Uchaf and Coed Wern Isaf is not fenced, or marked on the ground in any way apart from the stream.
Access: There is good access directly off a minor road into the wood, through a gate that is shared by the two lots. A well-constructed stone track leads into the wood (as shown on the wood map). The owners of Lot 1 and Lot 2 will each own to the mid-point of the access track, but also have a right of way over the half they do not own.

Mineral rights: Included, except as excluded by statute.
Fencing obligations: No known obligations
Utilities: A high voltage power line runs over the woodland, and there is one pylon situated within the wood. Anything can be planted or allowed to grow under the line, but there is a covenant not to allow trees to grow to a height that might threaten the line. National Grid are responsible for maintaining the security/safety of the line, and will arrange with the owner to cut back trees under the line, or that are of any risk to the line.
An underground gas pipeline runs across the western end of the wood. There is a covenant not to plant trees or bushes over the line, or to carry out construction work over the line, without consulting National Grid, but there is otherwise very little impact. The affected strip of land is 24.4 metres wide.
These areas are not suitable for normal tree-planting, but are great for a wide variety of uses, such as a tree nursery, coppicing, growing fruit trees or bushes, bee-keeping, growing food, etc (subject to permission from National Grid where necessary).
One Planet Development (OPD): With the availability of water, and the areas under the power lines that could be suitable for growing food and low height crops, such as willow coppice, Coed Wern Uchaf could be suitable for OPD.
Public footpaths: There are no public footpaths or public access of any kind within the land.
Local area: The woodland is just six miles south-west of Carmarthen, four miles north of Llansteffan beach and castle, and ten miles north east of Laugharne with its castle and the Dylan Thomas Boathouse. The famous Pendine Sands and the Museum of Land Speed are just 13 miles away.

At the T-junction next to a war memorial, turn left
Follow this road around the bend past the Wern Inn (currently being rebuilt)
On the next right hand bend, turn left, signposted Eglwys Llangynog (Llangynog Church)
Coed Wern is almost immediately on your left

Turn right signposted Llangynog and Llan-y-bri
Follow this road for two and half miles, through Llangynog
