Hafod Iwan is a mixed woodland, on level ground, and with two ponds. The larger pond is about one fifth of an acre, and holds water all year round. It was originally owned by the Forestry Commission and planted with mainly Sitka Spruce in 1958. This was felled in 1996 and 2002, and replanted with a mixture of Sitka Spruce, Norway Spruce and other mixed conifers, and also oak, silver birch, alder and willow. An area was left unplanted, and this has natural broadleaf regen.

Please note: the three shipping containers near the main track are on neighbouring woodland, and not included in the sale.

Access: Good vehicle access to the woodland via a gateway off a minor road. The owner will have a right of way along the south-eastern and south-western sides of the wood. There are also two tracks/rides that run almost the entire length of the wood, providing for easy access. There is an old entrance directly off the road at the northern tip of the wood, that could be brought back into use.

Boundaries:  the north-eastern boundary is the public highway. The north-western boundary is fenced from adjoining farmland. The remainder of the boundaries are the woodland side of the tracks that run along the south-eastern and south-western boundaries.

Sporting rights: Included.

Mineral rights: Included.

Public access: there are no public footpaths in the wood.

Fencing liabilities: there are no known fencing liabilities.

Wildlife: there is evidence of badgers and foxes, and the ponds encourage butterflies and dragonflies, which in turn ensures a wide variety of birds. At one point a local ornithologist recorded 43 species in the wood.

Local area: the wood is just off the A487, between Aberaeron (seven miles to the north-east), and Cardigan (15 miles to the south-west).  It is only five miles from beaches at New Quay, seven miles from Llangranog, and Cymtydu Cove is just 3 miles away. Worth a visit is the In the Welsh Wind Distillery, just eight miles away along the A487.

From all directions, the wood is accessed from a minor road off the A487 “coast road”.

From the north and east:

Follow the A487 through Post Mawr/Synod Inn, then take the next turn right signposted Caerwedros, Llwyndafydd and Cwmtudu, just before a small church.

Follow this road for three quarters of a mile, and the entrance gate is in a layby on your left (see Photos 15 and 16).

From the south-west:

Follow the A487 though Plwmp

Follow the A487 for a further one and a half miles

Just after a bus stop next to a small church, take a left turn signposted Caerwedros, Llwyndafydd and Cwmtudu
