Oldfield Wood is located to the south east of Nailsworth in Gloucestershire one of two adjacent woods available as individual woods or as a whole.
A peaceful beautiful mixed broadleaf woodland set in the Cotswolds AONB (area of outstanding natural beauty). Classified as an ancient semi natural woodland with beech, oak, ash and sycamore to name but a few of the many species of broadleaf trees that grow here. Carpeted with bluebells in spring this really is one of the most attractive woodlands we have for sale.
But of prime importance is the clearing with an agricultural store measuring 30' x 15'. Although the concrete floor slab is cracked the building is of substantial breeze block and timber construction with corrugated iron roof. Warm and dry with high opening doors this is a very useful facility.
A metered water supply has been installed by courtesy of a neighbouring farmer, although this supply can not be guaranteed in the future. A large septic tank suitable for 6 to 8 people has also been installed.
A newly constructed pheasant pen for up to 500 birds is included along with a useful picnic table and bench seats.
Approached via a very narrow country track, probably best suited to a 4x4 you get the feeling of being deep in the English countryside and away from all the hustle and bustle of city life even before you get to the wood.
A beautiful dry stone wall forms most of the boundary.
On level ground, private and with no public access. The wood has many open tracks and a grassy clearing, all of which make this wood perfect for camping or picnics and family forestry.
Much wildlife is much in evidence with badgers, deer and foxes being regular visitors.
A TPO (tree preservation order) covers the woodland but this does not stop normal woodland management. A Woodland Management Grant states "Felling Permission is granted for 10 years from approval date where it is part of an FC approved woodland management plan" from 10 May 2011.

Overage: If in the next 50 years the land is subject to an increase in value resulting from planning approval for residential use then 30% of the increase in value will be due to the present owner. Alternatively the land can be purchased without the overage for £99,000.

Best approached from the south east.
- Take the small tarmac lane to West End by the large radio telephone mast just south east of Avening off the B4014 (Avening to Tetbury Rd)
- go left at the next junction
- bear right at the entrance to Westfield Barn
- continue up a long hill until coming to the end of the tarmac track
- carry on past Brandhouse Farm (on the left) on the stone track
- the track will enter some woodland
- the entrance to Oldfield Wood is on the left through a green metal gate with a 'For Sale' sign attached.
- Park by the gate, please do not block the lane.
