The woodland is predominantly oak, with trees of varying ages and a number of veteran specimens lining the main ride, creating an impressive sense of scale despite its modest size. Scots pine and hazel coppice form the majority of the stock elsewhere, interspersed with oak and ash, most of which are approximately 15–20 years old. Blackthorn, cherry and birch are also present throughout the site.

The terrain is level and includes several open glades, well suited to summer camping. The woodland enjoys complete seclusion and privacy, with no public rights of way crossing or adjoining the land. A useful storage shed is already in place and could provide shelter on rainy days. There is also a robust treehouse, perfect for families seeking outdoor adventures. Its platform offers an excellent vantage point for observing local wildlife, with deer frequent visitors to the wood. There are numerous rides in the wider wood and local walks to explore in the area.

The nearby town of Newport Pagnell is just a short drive away, offering a range of restaurants, shops, pubs and everyday amenities.

Boundaries: The boundary is open S, partially fenced E and W bordering neighbouring woodland. W follows the main access track. N is fenced and part borders a country lane. The boundaries are also marked with pink paint on trees and posts.

Access: There is excellent vehicle access all year round via a hard track and shared locked gate. Parking is possible within the woodland itself.
