Crome Wood presents a rare chance to own a truly unique stretch of woodland bordering the River Yare within the Norfolk Broads.

This tranquil wetland habitat supports a rich mix of tree species and wildlife, with Chinese water deer frequently seen across the site. Willow trees frame much of the woodland, while oak, hawthorn, hazel, alder, birch, laurel, sycamore, rose hip, and Virginia creeper bring seasonal colour and variety. At ground level, grasses and reeds thrive, enhancing the natural character of the landscape.

A private gated entrance opens onto a parking area and a woodland path running along the eastern boundary down to the riverbank. As the Yare is tidal, wellies are often required, though footbridges have been installed in affected areas to maintain year-round access, some of which could benefit from upgrading. While certain areas remain overgrown, light clearing with a battery-powered hedge cutter would quickly reveal more of the woodland’s hidden beauty.

Further into the site, you’ll find a simple compost loo, along with a sturdy storage shed and shelter already in place.

With around 150 metres of prime river frontage, ideal for fishing or boating, Crome Wood offers enormous potential to shape a truly magical retreat.

Locally, The Ferry House pub is just a short paddle away, while Norwich city is only a short drive.

Boundaries: The boundary is open on all sides and marked with blue paint on posts and a blue rope to the W, which borders neighbouring woodland, N follows the access track, E follows the water drainage ditch, and S follows the river bank.

Access: Vehicle access is possible all year round via a wide track and a shared gate. Parking is possible within the woodland itself.

  • For viewing purposes, please park on the verge of West Lane as marked on the map, please don't block the gate. Pass through the open gate (A) and follow the track for approx 100m, the entrance to Crome Wood will be on your left.

  • Alternatively, park on the verge at the junction of Ferry Lane and Church Road as marked on the map. Pass through the open gate (B) and follow the track for approx 500m, the entrance to Crome Wood will be on your right.
