The Old Rhododendron Nursery is a truly unique woodland, offered to the market for the first time in more than 55 years.

Formerly part of the Henley Park Estate, the site once operated as a horticultural nursery which is surrounded by woodland, meadows and open fields. Remnants of the nursery's past remain, including a collapsed shed set on a concrete base, which could potentially be replaced to provide useful shelter or storage.

As its name suggests, rhododendron is the dominant feature throughout the woodland, creating a spectacular display of colour and character. The site also contains areas of azaleas, ferns, grasses, broadleaf trees and conifers, offering striking variety and contrast. In places, the mature rhododendron has grown into a dense and almost impenetrable canopy, creating a wonderfully secluded atmosphere. Hidden within are traces of former pathways and central clearings, which could be easily reopened with selective cutting back to restore access through the woodland while retaining its sense of privacy and seclusion. Above the rhododendron, a canopy of mature oak, beech, cherry, birch, ash, alder and Scots pine rises above the woodland floor.

From the entrance, a clear track runs around the perimeter of the site, with attractive views across a picturesque meadow to the north. The woodland also benefits from several large open glades, both along the western edge and deeper within the site, providing ideal spaces for recreation, relaxation or woodland pursuits. Wildlife is abundant, with deer regularly sheltering amongst the dense cover, buzzards often seen circling overhead, and impressive badger sets located within the heart of the woodland.

The nearby village of Pirbright offers local shops and a good pub, while Brookwood station provides direct rail services to London. Further afield, Woking and Guildford are both just a short drive and with easy access to the M3, London is just over an hour away.  

Ward is Normandy & Pirbright and the County Council is Surrey. 

Boundaries: The boundary is partially fenced adjoining the fields E and S. A drainage ditch also runs around the perimeter, N, E and S. W follows a public footpath and access track and woodland beyond. 

Access: There is vehicle access via a woodland track and private locked gate. The track is slightly overgrown currently and would require some clearing to allow parking within the woodland itself.
