Description: Allt Coomb Isaf, previously part of the old Plas Estate, is a mainly conifer woodland comprising Sitka Spruce planted in 1965. There are a variety of broadleaf trees, particularly beech, that line the minor country road that forms the boundary to the south. 

Allt Coomb Isaf is on a south facing slope, overlooking open farmland. An old track, probably created when the sitka spruce was planted, runs through the centre of the wood. The whole woodland is classified as PAWS (Plantation on Ancient Woodland Site) and it would be possible to remove the spruce (ideally gradually) and then restore its ancient woodland character.

Access: Vehicle access is available from a gated track at the eastern end of the wood.  The track is not part of the woodland for sale, but a right of way will be granted over the track. This track serves one other woodland, on the eastern side of the track, and is also a public footpath.

Boundaries: the southern boundary is the road; the western boundary is a fence line next to a farm track; the eastern boundary is the edge of the access track. the northern boundary is the edge of the woodland, not including the path that runs along the top of the eastern section of the wood.

Covenant: in common with the woodland the other side of the access track, there is a covenant designed to ensure that all can have quiet and peaceful enjoyment of their woodland.

Local area: Allt Coomb Isaf is only about 6 miles from Carmarthen (by the shortest route). The village of Llanybri is 1½ miles away, where the Farmers Arms offers a very good English and Thai menu, and the beach at Llansteffan is only 2½ miles away.

Allt Coomb Isaf is alongside a single track country road between the villages of Llangynog and Llanybri, just a few miles south west of Carmarthen.

From the east: Take the A40 from Carmarthen towards St Clears. About 5½ miles after leaving Carmarthen, take a left turn signposted Llangynog and Llan-y-bri.

From the west: Take the A40 from St Clears towards Carmarthen. About 3 miles from St Clears, take a right turn signposted Llangynog and Llan-y-bri.

Then: Follow the road for 3.5 miles (going through Llangynog after 1½ miles and past the burnt out remains of the Wern Inn at 2½ miles). At the next crossroads take the left turn signposted Llangain. The woodland starts just after a farm track, 0.3 miles from the crossroads.  Continue for a further 0.2 miles to a left fork on a right hand bend. The entrance to the wood is just a few yards from the left fork.
