Description: Small and manageable broadleaf woodlands like this rarely come to market in Herefordshire, so this is a great opportunity to secure a small woodland. This is a beautiful uneven-aged mixed broadleaf woodland on the side of Dinedor Hill with views towards Hereford.  The ground slopes gently away from the road, but there are level areas in all four lots.

Magnificent oak, ash, and beech trees are dotted around the wood, with a good canopy of mature trees, and some young natural regen.  The canopy ensures that there is very little bramble, and only the small holly interferes with the ease of walking around the wood.

From the lower parts of the wood, and from the road, there are impressive views, looking across the valley towards Hereford. A network of well established paths cross the woodland. These paths appear on the Ordnance Survey map of the wood as far back as 1888.

Access: The woodland is situated near the end of a no through road that serves a few houses further along the road.  The main entrance to Dinedor is in the centre of the wood (as marked on the plan). The current owner has committed to upgrading the central track to provide access to the woodland that they will retain, and this will benefit Lots 1, 2 and 4 as well with vehicle access and space to park. 

Boundaries: The external boundaries of the four lots are the adjacent roads or fences adjoining farm land as detailed below. The internal boundaries are mostly well established paths within the woodland. Small marker posts (see photograph) have been put in to help identify the lots.

Lot 1 has a private road as the western boundary, a fence line to the north, and an internal path as the eastern boundary.

Lot 2 has internal paths to the west and south east, the access track that the owner will be upgrading to the north east, and a short boundary to the north, the exact position of which is open for negotiation with the seller who will be retaining woodland to the north. .

Lot 3 has a fence line to adjoining farmland to the south west, the road to the east, and an internal path to the north west.

Lot 4 has the road to the south east,  an internal track that the owner will be upgrading for access to the west, and an internal boundary separating the wood from other woodland to the north, that has been. The exact boundary is not yet marked on the ground.

Common Land:  Lots 1, 2 and 4 are part of Dinedor Common. Lot 3 is outside of the common. There will be, however, no commoners with any rights over the woodland.

Public footpaths: The paths that runs between Lots 2 and 3, and between 2 and 4 are public footpaths, and the northern end of Lot 1 has a section of public footpath around the edge.

Local area: The woodland is only three miles south of Hereford, situated near the end of a no through road. Dinedor Camp, a prehistoric hill fort, lies just a few hundred metres to the south east of the wood.

Directions

From the North: Head south from Hereford town centre on the A49. Turn left at the traffic lights signposted Holme Lacey and at the next roundabout take the third exit onto Hoarwithy Road. Remain on this road for 1.5 miles and then turn left signposted for Dinedor. Head up the hill and then turn left at the cross roads signposted for Dinedor Camp. Follow this road up and the woodland can be seen on your left hand side, identified by our For Sale board.

You should be able to park just past the entrance to the wood and our For Sale board.

From the South: as you come into Hereford on the A49, take the right turn at traffic lights signposted Holme Lacy, then continue as above.
