The nine meres of the Shropshire Lake District may be larger, but this land at the northern edge of the district is a microcosm of the habitats in this area, developed during the last glacial period.  It offers a rare opportunity to develop what has already been maintained as a thriving wildlife reserve into something even more beautiful and valuable. The land has not been actively farmed for over ten years.

The land is in two blocks, the main one being almost 25 acres, and the other less than about three quarters of an acre. The southern end of the land is an undulating, mixed age, broadleaf woodland of over 8 acres, carpeted with bluebells in the spring.  There are active badger setts within the wood, and at the southern end an abandoned bee hive is still inhabited by a colony of bees. There are mature oaks, ash, birch and many other species of tree, and some dramatic old coppice stools.

Most of the remainder of the land is grassland but with a few trees growing well, particularly alongside a small water-filled ditch in the northern third of the grassland. The current owner planted a stand of 500 willow in 2011. A small pond, or mere, is located in the centre of the land, and in the early spring provides an irresistible draw for thousands of frogs and toads, especially the Common Frog.

Although there are protected wetland sites in the vicinity, there are no official designations affecting this land. A new owner may choose to leave it untouched, and see how it develops naturally, or to develop it further by planting more trees, and maybe creating another pond (subject to any necessary consents).

The land is very quiet and peaceful, located well away from any roads and mostly out of sight of any houses, and is level, providing an opportunity for camping and peaceful enjoyment of the environment.

Access: The main part of the land is accessed via a right of way over a track across fields from a gated entrance off Grange Road, near Bronington.  The fully documented right of way is at all times, with or without vehicles, between the points marked A and B on the plan. There is room to park on the verge by the gateway when viewing (but please ensure that you do not obstruct the gateway). This track is suitable for a four wheel drive, and might be alright for an ordinary car in dry weather. A further right of way on foot only between points C and D provides access to the second smaller parcel of woodland.

Sporting rights: Included

Mineral rights: Reserved to a previous owner.

Local area: The land is only a few hundred metres from Llyn Bedydd, a RAMSAR site within the Midland Meres and Mosses Phase 2, wetland of international importance, and about a mile from Hanmer Mere. The nearby village of Bronington has a small village stores, and the 16th century Hanmer Arms is only a couple of miles away. The Shropshire towns of Whitchurch and Ellesmere are only a few miles away, in opposite directions, but this land is located at the south-eastern edge of Wrexham County Borough.

VIEWING: At any time with a copy of these particulars.
