Description: A rare opportunity to buy a small, virtually stand-alone, ancient woodland site with private access directly off the road, complete with yurt if desired! Situated on a western facing slope in a pretty corner of Monmouthshire, Peggy's Wood is a mixed woodland containing amongst its broadleaf specimens beech, ash, oak and wild cherry and the coniferous part of the wood consisting of mature larch. It is classified as PAWS - a Plantation on an Ancient Woodland Site. 

Quiet and peaceful, the woodland floor turns spiky green in the spring with early bluebell foliage; this year has been a spectacular year for bluebells, that still linger. Amongst the other flora and fauna evident are great plates of bracket fungi, what appears to be a badger's set, and much birdlife sustained by the wild cherry, hazel and holly making up the under storey of the woodland.

A pheasant pen was constructed about halfway along the western boundary, but it has not been used for a long time.

Additional items: The yurt is not included, but is available for sale as well. A new owner would be responsible for establishing with Monmouthshire Council the basis on which it is being used in the wood, as the current owner has been using it for seasonal accommodation as a forestry worker. 

Access: Peggy’s Wood is accessed directly off a quiet single track road, with a good sized lay-by at the wood's entrance serving as a parking area for at least two or three cars if required. The layby is part of the woodland, not publicly owned. From here a recently constructed track runs down into the middle of the wood, and continues to where it meets the earth bank in the middle of the eastern boundary. A second track, currently only passable on foot, meanders along the western boundary, marked by a fence line, and finally peters out at a mid point in the northern tip of the woodland. Running along the outside of the eastern boundary is a path, accessible only to foot traffic.

Boundaries: the single track road forms the southern boundary. The western boundary is marked by a fence line adjoining open farmland. The eastern boundary follows an old earth bank, on the western side of an old footpath.

Local area: A wonderful corner of the Monmouthshire, it is located near Kilgwrrwg, which has one of the most remote parish churches in the British Isles. Chepstow, with its excellent range of shops and provisions, is only 6 miles to the south west and the nearby M4 and M48 make Peggy's Wood very accessible.

Coming from the north and west, the best approach is via the A40 at Monmouth, heading towards Devauden via Trelleck on the B4233/B4293.  Coming from the east and south west of England, the best approach is via the old Severn Bridge M48, taking the first exit off the motorway A466 (signposted Chepstow), and heading for Devauden via the A466 then B4293.

From Devauden take the B4293 towards Itton. After approximately 3/4 mile take the right turn to Kilgwrrwg and Newchurch. Proceed on this road for approximately half a mile, then turn right again at the crossroads (unsignposted) and follow the road down the hill. Peggy's Wood is about halfway down on the right hand side and you can park in the layby to view the wood.
