Description: A rare combination of broadleaved woodland in North Norfolk with the added attraction of a substantial static caravan for use in conjunction with management of the woodland.
Please note: the caravan can only be used in conjunction with managing the woodland. The owner can stay there for limited periods only while managing the wood. It cannot be used as a residence.
There is a good variety of trees in the wood including; ash, poplar, alder, sycamore, beech, oak, two types of willow and sweet chestnut. Shrubs include hazel, blackthorn, elder, wild rose and flowing currant.
The caravan is served by a septic tank for drainage and is sited in its own area where there is a young orchard and lots of dry openground. A useful shed also fronts onto this area.
A delighful shallow fast-flowing stream passes through and beside wood, providing an attraction for wildlife and lots of potential fun for children. The stream and wetter areas influence the type of plants growing in the woodland, the list of which includes:
yellow flags, marsh marigold, wild garlic, willow herb, red campion, meadowsweet, wood sorrel (an ancient woodland indicator), mudwort, black knapweed, chick weed, herb robert, clovers, pineapple weed, red shank, groundsel, water avens and hemp agrimony with lots of grasses and rushes. There are ferns, liverworts, lichens, mosses and lots of fungi including King Alfreds cakes and the many zoned polypore mushroom.
Note: the planning permission for the caravan is for another two years after which a new application would be needed.
Location: Little Fen is situated in Norfolk countryside characterised by isolated churches, open fields, expansive skies and pretty villages of cobble and redbrick cottages. Cromer with its fine beaches and famous crabs is less than 5 mins away. The National Trust's Fellbrigg Hall is just down the road.
Boundaries: Are north, alongside the field. East beside the access track. West, (from N to S) the streamside, the fence and bank, the streamside. South, a small drain. There is also a 'For Sale' sign at the beginning and end of the wood.
Access: Is along a good private track, over which there is a full right of way for the woodland, from the public highway.
