 A perfect example of a traditional North Downs Kentish bluebell woodland with a flinty clay soil over a chalk base.

It's ideal for those wishing for a quiet secluded wood where nature is the manager and the owner can be the observer and just enjoy the trees, the flowers and the wildlife without having to lift a finger.

It's also ideal for those wishing to make use of the plentiful supply of wood from the ash, hazel, sycamore, oak, sweet chestnut and field maple from which a wide range of  woodland products could be made.

There is the remains of an old track which would be great fun to plot and gradually clear to improve the internal access but also to let more light in for the wildlife.

The woodland is classed as a plantation on ancient woodland  (see last map) which means most of the trees were planted relatively recently in woodland terms,  in fact the aerial photo shows evidence of planting rows.   It's also located within the Kent Downs Area of Outstanding Natural Beauty (AONB).  There is a TPO on the wood but this would not normally affect good woodland or conservation management.The old tractor is being removed by the vendor.

Access is over the track through the neighbouring woodland which is right of way leading from the public road. Sporting rights and mineral rights are included. 

Boundaries: adjoin the field to the south east, south west and part of the west;  front the road for about 40 metres to the north - there is a red marker here. The other two boundaries with the woodland in the north east corner will be pegged out but at present there are just two red marks on the access track which indicate the start of woodland for sale.
