West Sussex contains some of this Country's best woodland and here is no exception. Browsing by deer does though have a significant impact on our woods but this wood is enclosed inside a deer fence and these animals do not have access. Compare the adjacent woodland with that enclosed where natural regeneration is allowed to flourish resulting in a more natural woodland. The fence does have a secondary benefit making the wood more private. All the advantages of woodland ownership can be enjoyed, firewood collection, nature observation, camping, family forestry, children roaming within a known boundary;  also perfect if you have a dog that can't be trusted not to wander off!

Bluebells galore are a delight in spring, above which are mature and recently planted oaks and other broadleaves. A pretty, diverse, functional woodland.

The Shed

A very useful shed can be included in the sale, this is tucked away yet easily accessed for keeping all the tools and equipment used to help the owner enjoy the wood. It's also good as a refuge for children when they get tired and hungry!

Access and boundaries

From the A281 there is a right of way along private tracks to the woodland. Most is all weather but the last section is summer and 4x4 only. This could be improved.  A hard track from the south also serves the wood, this is all-weather.  The track the north and west sides is owned where there is a right of way for others. To the east and west the deer fence is on the boundary.

Sporting rights

These go with the woodland except for deer culling which has been retained by a former owner. However shooting deer inside Lodge Wood is not possible for 2 reasons, it would not be safe and there are no deer in the wood on account of the deer fence.

There is a covenant on this and neighbouring woods designed to ensure that all can have quiet and peaceful enjoyment of their woodland.

There is a combination lock on the forest gate. Please phone Bob Liles, saying who you are, on 07793 140010 to obtain the code. Please take a copy of these particulars with you. Please do not park by the gate but take your vehicle into the wood.

  • After just over 1000 metres, turn right off the A281 onto a private tarmac drive signposted for Furnace Lake Carp Fishery.
  • Drive up this drive for about 100 metres and turn right at a gravelled area, past the pond, to a locked metal gate. You will need the combination number for this gate lock.

Lodge Wood is through this gate along the forest track - turning right then left then either

a)  take the right turn, follow the track to the end then turn left and continue as far as Lodge Wood (walk to the top to see the "for sale" sign), this route is easier than

b) continue straight for about 400 metres to a cross-track.

  • On the right is a public footpath sign with a woodlands for sale arrow.
  • park off the main track - squeeze down here just enough to park but leave room for walkers.
  • Walk down this rather overgrown track, look out for the fenced woodland on the right with the For Sale sign by the metal gate.
